My feeling is that the organization is in disarray. When the organization is troubled like that, it draws the focus of the senior management away from the core business because they have other activities to deal with.

One of the things you do in real estate is you take the management at face value. I can't really trust any of the numbers they have out there.

They focused more on the next great development and less on continuing to run the properties they had and (getting) the full values out of those properties.

It looks to me that they are slowly picking through what is a bit of a mess. It kind of makes you wonder whether they can't put it all out at once because they don't know it all yet.

It's probably something that will be good for both sides.

The fundamentals are so good that interest rates can go up a bit and not hurt anything.
